SALES & MORTGAGE VOLUME RISE!
Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in February 2024 was up 14.3% from February 2023 volume and the total value of sales was up 5.2% from the previous year. The median individual property sale value was up 10.3% from the previous year. There was a 1.4% increase in the volume of mortgage activity from February 2023 levels.
Year to Date: Volume of Sales is up 0.2%; Total Value of Sales is down 1.9%; Individual Sales Value is up 9.1%; Mortgage Volume is down 7.6%.
Register Meade reports that there were 328 deeds recorded at the Barnstable Registry of Deeds in February 2024 with stated sales values above $50,000.00 representing a stated value of $244,428,459.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in February 2024 was $625,000.00.
There were 492 mortgages recorded with values above $50,000.00 in February 2024 with a total value of $238,614,956.00. The median mortgage amount, commercial, residential, or other, was $300,000.00.
By way of comparison, there were 287 deeds recorded at the Barnstable Registry of Deeds in February 2023 with stated sales values above $50,000.00 representing a stated value of $232,367,652.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in February 2023 was $566,500.00.
There were 485 mortgages recorded with values above $50,000.00 in February 2023 with a total value of $206,307,862.00. The median mortgage amount, commercial, residential or other, was $300,000.00.
