SALES & MORTGAGE VOLUME STAY SLOW!
Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in February 2023 was down 26.8% from February 2022 volume and the total value of sales was down 19.9% from the previous year. The median individual property sale value was up 5.9% from the previous year. There was a 59% decrease in the volume of mortgage activity from February 2022 levels.
Year to Date: Volume of Sales is down 30.1%; Total Value of Sales is down 20.8%; Individual Sales Value is up 3.8%; Mortgage Volume is down 55.7%.
Register Meade reports that there were 287 deeds recorded at the Barnstable Registry of Deeds in February 2023 with stated sales values above $50,000.00 representing a stated value of $232,367,652.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in February 2023 was $566,500.00.
There were 485 mortgages recorded with values above $50,000.00 in February 2023 with a total value of $206,307,862.00. The median mortgage amount, commercial, residential or other, was $300,000.00.
By way of comparison, there were 392 deeds recorded at the Barnstable Registry of Deeds in February 2022 with stated sales values above $50,000.00 representing a stated value of $290,023,761.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in February 2022 was $535,000.00.
There were 1,182 mortgages recorded with values above $50,000.00 in February 2022 with a total value of $516,646,283.00. The median mortgage amount, commercial, residential or other, was $317,650.00.
