SALES VALUE STAYS STRONG, MORTGAGE VOLUME DROPS!
Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in May 2022 was down 14.3% from May 2021 volume and the total value of sales was up 24.6% from the previous year. The median individual property sale value was up 15.4% from the previous year. There was a 32.9% decrease in the volume of mortgage activity from May 2021 levels.
Year to Date: Volume of Sales is down 17.2%; Total Value of Sales is up 1.9%; Individual Sales Value is up 14.6%; Mortgage Volume is down 38.4%.
Register Meade reports that there were 637 deeds recorded at the Barnstable Registry of Deeds in May 2022 with stated sales values above $50,000.00 representing a stated value of $672,329,358.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in May 2022 was $599,000.00.
There were 1,188 mortgages recorded with values above $50,000.00 in May 2022 with a total value of $813,814,849.00. The median mortgage amount, commercial, residential or other, was $325,000.00.
By way of comparison, there were 743 deeds recorded at the Barnstable Registry of Deeds in May 2021 with stated sales values above $50,000.00 representing a stated value of $539,586,031.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in May 2021 was $519,000.00.
There were 1,771 mortgages recorded with values above $50,000.00 in May 2021 with a total value of $863,942,371.00. The median mortgage amount, commercial, residential or other, was $304,726.00.
