SALES VALUE JUMPS, MORTGAGE VOLUME CONTINUE SLIDE!
Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in April 2022 was down 16.3% from April 2021 volume and the total value of sales was up 18.4% from the previous year. The median individual property sale value was up 15.4% from the previous year. There was a 40% decrease in the volume of mortgage activity from April 2021 levels.
Year to Date: Volume of Sales is down 18.1%; Total Value of Sales is down 5%; Individual Sales Value is up 16%; Mortgage Volume is down 39.5%.
Register Meade reports that there were 576 deeds recorded at the Barnstable Registry of Deeds in April 2022 with stated sales values above $50,000.00 representing a stated value of $571,427,300.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in April 2022 was $599,950.00.
There were 1,214 mortgages recorded with values above $50,000.00 in April 2022 with a total value of $674,658,744.00. The median mortgage amount, commercial, residential or other, was $332,200.00.
By way of comparison, there were 688 deeds recorded at the Barnstable Registry of Deeds in April 2021 with stated sales values above $50,000.00 representing a stated value of $482,791,532.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in April 2021 was $519,950.00.
There were 2,021 mortgages recorded with values above $50,000.00 in April 2021 with a total value of $818,921,232.00. The median mortgage amount, commercial, residential or other, was $308,000.00.
