SALES VOLUME CONTINUES TO FALL DIPS, VALUE RISES!
Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in March 2025 was down 12.6% from March 2024 volume and the total value of sales fell 2.5% from the previous year. The median individual property sale value was up 4.9% from the previous year. There was a 4.4% increase in the volume of mortgage activity from March 2024 levels.
Year to Date: Volume of Sales is down 0.2%; Total Value of Sales is up 18.3%; Individual Sales Value is up 8.3%; Mortgage Volume is up 7.5%.
Register Meade reports that there were 348 deeds recorded at the Barnstable Registry of Deeds in March 2025 with stated sales values above $50,000.00 representing a stated value of $319,149,212.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in March 2025 was $640,000.00.
There were 621 mortgages recorded with values above $50,000.00 in March 2025 with a total value of $310,944,366.00. The median mortgage amount, commercial, residential, or other, was $320,000.00.
By way of comparison, there were 398 deeds recorded at the Barnstable Registry of Deeds in March 2024 with stated sales values above $50,000.00 representing a stated value of $327,475,928.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in March 2024 was $610,000.00.
There were 595 mortgages recorded with values above $50,000.00 in March 2024 with a total value of $270,314,564.00. The median mortgage amount, commercial, residential, or other, was $351,037.00.
