SALES VOLUME DROPS & INDIVIDUAL VALUE FLAT!
Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in November 2023 was down 13.6% from November 2022 volume and the total value of sales was down 14.7% from the previous year. The median individual property sale value was up 0.8% from the previous year. There was a 21.7% decrease in the volume of mortgage activity from November 2022 levels.
Year to Date: Volume of Sales is down 19.6%; Total Value of Sales is down 17.9%; Individual Sales Value is up 7.6%; Mortgage Volume is down 39%.
Register Meade reports that there were 451 deeds recorded at the Barnstable Registry of Deeds in November 2023 with stated sales values above $50,000.00 representing a stated value of $371,192,530.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in November 2023 was $630,000.00.
There were 612 mortgages recorded with values above $50,000.00 in November 2023 with a total value of $308,342,441.00. The median mortgage amount, commercial, residential or other, was $350,000.00.
By way of comparison, there were 522 deeds recorded at the Barnstable Registry of Deeds in November 2022 with stated sales values above $50,000.00 representing a stated value of $435,276,093.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in November 2022 was $625,000.00.
There were 782 mortgages recorded with values above $50,000.00 in November 2022 with a total value of $371,823,471.00. The median mortgage amount, commercial, residential or other, was $306,800.00.
