SALES VOLUME DIPS AND INDIVIDUAL VALUE RISES!
Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in July 2021 was down 16.2% from July 2020 volume and the total value of sales was down 8.1% from the previous year. The median individual property sale value was up 12.3% from the previous year. There was a 15.9% decrease in the volume of mortgage activity from July 2020 levels.
Year to Date: Volume of Sales is up 21.9%; Total Value of Sales is up 49.5%; Individual Sales Value is up 19.3%; Mortgage Volume is up 32.7%.
There were 1,526 mortgages recorded with values above $50,000.00 in July 2021 with a total value of $642,156,899.00. The median mortgage amount, commercial, residential or other, was $323,962.00.
By way of comparison there were 881 deeds recorded at the Barnstable Registry of Deeds in July 2020 with stated sales values above $50,000.00 representing a stated value of $552,409,788.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in July 2020 was $455,000.00.
There were 1,815 mortgages recorded with values above $50,000.00 in July 2020 with a total value of $695,224,712.00. The median mortgage amount, commercial, residential or other, was $311,500.00.
