SALES VOLUME DIPS & VALUE RISES!
Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in April 2017 was down 6.7% from April 2016 volume and the total value of sales was down 2.3% from the previous year. The median individual property sale value was up 4.2% from the previous year. There was a 10.6% decrease in the volume of mortgage activity from April 2016 levels.
Year to Date: Volume of Sales is up 3.5%; Total Value of Sales is up 4.5%; Individual Sales Value is up 7.6%; Mortgage Volume is down 1.9%.
Register Meade reports that there were 614 deeds recorded at the Barnstable Registry of Deeds in April 2017 with stated sales values above $50,000.00 representing a stated value of $292,164,138.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in April 2017 was $350,000.00.
There were 991 mortgages recorded with values above $50,000.00 in April 2017 with a total value of $372,787,446.00. The median mortgage amount, commercial, residential or other, was $248,500.00.
By way of comparison, there were 658 deeds recorded at the Barnstable Registry of Deeds in April 2016 with stated sales values above $50,000.00 representing a stated value of $298,979,237.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in April was $336,042.00.
There were 1,108 mortgages recorded with values above $50,000.00 in April with a total value of $391,871,713.00. The median mortgage amount, commercial, residential or other, was $247,710.00.
